When you’re getting ready to list your house, the goal isn’t just to sell – it’s to sell quickly! The longer your house is on the market, the less likely it is to fetch top dollar. Selling your home quickly not only allows you to move on to bigger and better things but the less time your home is on the market the less cleaning you have to do 😉

There are lots of tricks realtors use to help you sell your home faster like putting it on the market during peak selling times, pricing it right, and marketing it correctly, but those are all things that are somewhat out of your control.

If you want to be a little more proactive and help your realtor sell your house faster then follow these 15 tips.

Here are 15 things you can do to help sell your home faster.

1. HIRE A REAL ESTATE AGENT AND FOLLOW THEIR ADVICE

First things first, before you can even think about selling your home you need to reach out to an experienced Realtor® and get a Comparative Market Analysis on your home so you know what you’re working with.

Some sellers are tempted to go at it alone. But for a quick sale that maximizes profit, go with a Real Estate agent – and listen to their suggestions. Their market knowledge is invaluable when it comes to pricing and marketing your home.

2. SET THE RIGHT PRICE

Houses that sit longer on the market typically sell for less than asking because buyers use it as a negotiating tactic to get a lower price. The goal is to sell your home as quickly as possible and a big factor in doing that is pricing the house right based on comps, location, and the features of your home.

It’s never easy to hear that your house is worth lower than what you expected but it’s even harder to have your home sit on the market for months because it’s priced too high for the area. Trust your realtor® when determining the best selling price.

3. BOOST YOUR CURB APPEAL

Give your front door a fresh coat of paint (punchy red, blue, or yellow is a nice way to switch it up), add hanging baskets and planters to your front stoop, and resod your lawn. A home that looks well cared for is more inviting to prospective buyers.

4. FIX ANY OBVIOUS ISSUES

If your home has a little wear and tear like worn down carpets, scratches/dents on the doors, or a loose handle, now is the time to fix those things. Most buyers prefer to deal with less hassle so if your home looks well-kept, that will make their lives easier after moving in and make your home more appealing.

Plus, offers can fall through during the appraisal process if there are a ton of things to fix. Buyers will also use those issues to negotiate a lower price. So the rule of thumb, if you know it’s broken, just go ahead and fix it so you can sell your home faster!

5. REPAINT WALLS USING A NEUTRAL COLOR

I know you might love your bright red and green walls or that every room is painted a different color but buyers don’t. All they see is 💰💰💰when they view a house with crazy paint colors. If you want your home to sell quicker, try repainting your walls with a neutral color that compliments your home.

6. MAKE SMALL UPGRADES TO YOUR HOME

If you have the budget to upgrade anything around your house, do it! New appliances or countertops in your kitchen can make the world of difference when trying to sell your home quicker. Kitchens sell homes up to 34% faster, according to a recent study done by Zillow, so put your money there.

Another simple way you can add value to your home is by switching out builder-grade light fixtures and bathroom mirrors. Wayfair and Joss And Main have some really cool lights that are affordable and trendy like this gold chandelier or this industrial statement piece.

Don’t try to tackle a huge remodel without talking to your reator® first though. You want to make sure you don’t put money into your home that you won’t get back.

7. DECLUTTER

Buyers want to visualize themselves in your home and they can’t do that if you have “all the things” everywhere. Take down personal pictures, put pet bowls and toys away, and clear off countertops and shelves.

Storage is also an important factor for buyers, so try removing ¾ of the stuff in closets, garages, and utility rooms, to show off how much space is available.

If you have extra furniture and bigger items you might consider removing the pieces and renting a storage unit to hold them while your home is being sold.

8. DEEP CLEAN EVERY NOOK AND CRANNY

Nothing will turn off a buyer quicker than a dirty, stinky home (unless they’re an investor and plan on flipping the home.) After you fix any minor issues or do your upgrades and declutter, you’ll want to hire a cleaning service to come deep clean your home.

Buyers open drawers, cabinets, and look at every inch of space while they’re viewing your home so the last thing you want is grease or dust in those unsuspecting places.

After that initial cleaning, it’ll be a lot easier to keep your house clean yourself, while it’s on the market.

9. KEEP UP WITH CURRENT TECHNOLOGY

Ring doorbells and Nest thermostats are all the rage right now. If you’re able to add any type of updated technology to your home, it can help sell it faster. Plus, buyers love knowing a home is energy efficient and the Nest helps lower utility bills, which is a nice feature to add to your listing.

10. STAGE IT

If you really want to sell fast and you have the budget required, allow a professional stager to come and work their magic. Can’t swing the cost? Borrow some of their tricks: Get rid of all personal items, use mirrors to create the illusion of light and space, add throw pillows and blankets to seating, and put fresh flowers or small potted plants in each room.

11. TAKE GREAT PHOTOS

A picture is worth a thousand words. And that’s so true when it comes to selling your home. According to a 2019 study by the National Association Of Realtors®, 93% of people use the internet for their home search and 44% of buyers use it as their first step in the home-buying process.

87% say that photos are the most valuable piece of information. That’s how important great photos are to your listing!

I always have a professional take photos of my listings and only using photographers (and videographers) who have extensive real estate photography experience.

And trust me, I know a thing a two about good photos, my wife is an internationally published photographer 😉

12. LET THERE BE LIGHT

Bright light and sunshine make spaces feel more welcoming and big so before any showings, open your blinds, curtains, and shades so buyers can see all the features of your home.

You’ll also want to turn on all the lights before leaving for a showing so any LED or energy-efficient light bulbs have enough time to fully brighten. Buyers often look through homes quickly so those particular lightbulbs can make spaces seem darker and therefore smaller than they really are.

13. BE FLEXIBLE

Selling fast means maximizing the number of buyers coming to see your house, so be willing to vacate at a moment’s notice. Work with your agent to create as many viewing times as possible.

After you get an offer, try to be flexible in the negotiating process as well. Sometimes making small concessions is worth it compared to an offer falling through and having to re-list your house.

14. SPREAD THE WORD

With the power of social media, your realtor isn’t the only one who should be promoting your home! Share your listing on Facebook, Nextdoor, and other social media outlets to get maximum exposure and ask your friends and family to re-share.

PRO TIP: Make sure your Facebook post is set to “public” so others can share it. If it’s not then only the people you and the person who shared are friends with will be able to see it.

Talk to your neighbors and let them know you plan on selling your house or list in your monthly HOA newsletter. Although your realtor® will be in charge of the heavy marketing, you never know where a potential buyer will come from.

15. CONSIDER SELLING TO AN INVESTOR

Another way to quickly sell your home is by selling it to a real estate investor. Most investment buyers offer cash, quick closings, and buy your home as-is, meaning you don’t have to invest a lot of money in fixing it up.

Usually, these types of quick-sells are for older homes that need a lot of work so if your property is newer and in a competitive location, this won’t be the best option for you.
