BUYING A HOME
Step 1. Find a Real Estate Agent: Partner with a knowledgeable and experienced real estate agent (like me!) who understands your needs and the local market. Your agent will guide you through the entire home buying process, from searching for homes to negotiating the best price for you.
Step 2. Get Pre-Approved for a Mortgage: Contact lenders to get pre-approved for a mortgage. This will give you a clear idea of how much you can borrow and demonstrate to sellers that you are a serious buyer. Your lender will review your credit, income, debt, and financial history to provide you with a pre-approval.
Step 3. Define Your Criteria: Make a list of your "must-haves" and "nice-to-haves" in a home. Consider factors such as location, size, number of bedrooms and bathrooms, style, and amenities. Share this list with your agent to help narrow down your search. These can always be tailored as you continue your search and figure out what you want and don't want.
Step 4. Start House Hunting: Begin viewing properties that meet your criteria. Attend open houses and schedule private showings with your agent. Take notes and pictures to help you remember each property and compare them later.
Step 5. Make an Offer: Once you find the perfect home, work with your agent to formulate a competitive offer. Your agent will help you determine an appropriate offer price based on market conditions and comparable sales. Ensure your agent includes contingencies for financing, inspections, appraisals, and possibly more, to protect your best interests.
Step 6. Perform Due Diligence: After your offer is accepted, schedule a home inspection to assess the property's condition. A professional inspector will identify any potential issues or repairs needed. Make sure that you have more than enough time to satisfy all contingencies before the subeject removal date.
Step 7. Secure Financing: Finalize your mortgage application with your lender. Submit all required documentation and lock in your interest rate. Your lender will arrange for an appraisal to confirm the home's value.
Step 8. Review and Sign Documents: Work with your agent and attorney (or notary) to review all closing documents, including the Contract of Purchase and Sale, loan documents, and title, and other pertinent documents. Ensure that all terms and conditions are accurate and satisfactory.
Step 9. Closing Day: On closing day, you'll sign the final paperwork and transfer the funds to complete the purchase. Once everything is signed and the transaction is recorded, you'll receive the keys to your new home.
Step 10. Move In: Congratulations! You've successfully navigated the home buying process. Now it's time to move in and make your new house a home. Coordinate your move, set up utilities, and enjoy your new space.
